Just how attractive is Southcliff, Asheville’s premiere gated community just south of town? So attractive that homebuilders are buying lots themselves, so encouraged by an economy that’s picking up and a community that’s debt-free that they’re building homes to put on the open market.

Matthews Custom Built Homes, a family-run company in Henderson that builds fine homes all over Western North Carolina, is building a five-bedroom home at Southcliff because of the exceptional amenities and opportunities it offers its residents.

“Southcliff’s lots are so affordable that we’re able to build quality-built homes for families with a variety of budgets and needs,” president Mike Matthews said. “Southcliff is well maintained, and their intention is to preserve the native character of the land for residents for years to come. It seems like everyone knows about Southcliff. We’re excited to be part of the community.”

So are other builders. Living Stone Construction, Towery Builders, Waterleaf Development Group, Sulaski & Tinsley Homes and Matthews Custom Built Homes, all handpicked by Southcliff, are currently building 10 homes in the community. Southcliff selected them and five other preferred builders because of the quality work they do, yes, but also for how well they treat their homebuyers.

“We have a good batch of builders that we can match to any buyer, from the mid $300’s and up,” said Brett Peterson, senior director at Mountain Real Estate Capital, who bought Southcliff just over two years ago. The Southcliff sales office is entertaining more than twice the number of visitors it did this time last year. “Current lot sales are three times what they were last year, within the 1st quarter,” Peterson said.

Matthews Custom Built Homes just broke ground on a five-bedroom Craftsman-style home that will list in the low $700s. Vaulted ceilings, custom cabinetry and hardwood and ceramic floors are just a few of the amenities that fill this 3,550-square-foot house. It will be ready this fall.

Waterleaf Development Group initiated construction on a spec house just over a month ago. The home sold two weeks ago and was listed in the high $300’s. The two-story, three-bedroom Craftsman-style home features main-floor living and an open floor plan. The 2,200-square-foot home will have lots of quality finishes, such as hardwood floors, stainless steel appliances and a tank-less hot water heater.

“We’re doing little touches throughout the house to provide a nice quality finish that’s in keeping with the Southcliff community,” said Brian Hutzler, a Waterleaf Development Group partner. “Southcliff is so well done that we plan to roll out a couple more floor plans there.”

If you’d like to see what’s possible at Southcliff, visit the two models that Living Stone Construction has created. The Alexandra, priced in the low $500’s, is a four-bedroom, three-bath home with a gracious 2,159 square feet of living space that’s right for retirees, professionals and young families. Priced in the mid $700’s, the Rockcliff is a universally designedfour-bedroom, three-bath home that has a rustic, Craftsman exterior and 2,862 square feet of living space inside.

This wonderful choice of homes is a mere 10-minute drive from downtown Asheville’s exceptional array of restaurants, art galleries and interesting shops, Southcliff is also close to Hendersonville’s historic and lively Main Street, as well as to the endless hiking and biking opportunities that Western North Carolina has to offer.

But residents of this thoughtfully planned community don’t have to go that far. Southcliff intends to keep 175 of its 400 wooded acres in their natural state. Six miles of trails amble through the forested mountainside, connecting neighborhood to neighborhood, park to park and pavilion to wellplaced resting place.

“We have the kind of community where you can truly have a mountain experience.” Peterson said. “You can have a Blue Ridge mountain view just by looking out your kitchen window and be in downtown Asheville within 10 minutes. We offer both worlds, within a gated community, starting in the $300’s.
